Q: Resident Screening Criteria and Disclosure
A: Many items are considered when processing applications including but not limited to: Employment & income verification, credit history & score, criminal history, & prior landlord verification. -
Q: Can you hold a place before I apply?
A: No, unfortunately a submitted application is required to hold a home. -
Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: No, we do not collect both first and last month’s rent at time of move in. Prior to move in, we will collect initial rents and security deposit(s). -
Q: How old do you have to be to apply?
A: Our minimum age to apply is 18. -
Q: Is the deposit refundable?
A: Yes, your total deposit is refundable, unless otherwise specified on your lease agreement. -
Q: Who needs a cosigner?
A: Any applicant who does not meet our minimum criteria may opt to include a cosigner. -

Q: How do I pay rent?
A: Residents have a few convenient ways to make payments. We collect rent via check/money order, CheckFreePay, or electronic bank draft. We use these options to reduce payment risk for tenants and provide a secure process. -
Q: I want to get a pet. What do I do?
A: With the exception of assistive animals prescribed by a medical provider all pets are conditional and contingent upon owner approval. Contact your Property Manager to inquire. -
Q: I want to move out, but my roommate wants to stay. What do I do?
A: If you wish to be removed from the lease, all occupants staying in the home must qualify and meet our minimum approval criteria. Contact your Property Manager to inquire. -
Q: My lease expiration is coming and I want to move out. What do I do?
A: Notice to vacate must be provided in writing. You may email your Property Manager or submit notice online via the resident portal. -
Q: Who is responsible for paying for repairs & maintenance requests?
A: Except for cases of resident damage or neglect, and unless otherwise specified in your lease, owners are responsible for repairs and maintenance.
